Tenants Guide

For our tenants, trying to find your new home couldn’t be easier. Register with us and we will keep you informed of all our properties that meet your requirements until you find the one that suits you. Once you have found something that takes your liking, we will show you around, take you through the necessary paperwork including the tenancy agreements and reference checks, and we can arrange for the tenancy deposit to be held securely until the end of your tenancy so you can live comfortably knowing that your deposit money is safe for later on down the line.

Letting Fees:

Prior to Start of Tenancy

Admin Fee (Inc. First Two Tenants):

£450.00 (£375.00 + VAT)

Includes referencing, credit scoring, Right to rent checks, Immigration & Visa checks, contract negotiation, Tenants share of inventory, tenants share of contract, securing tenancy deposit, move in paperwork

Admin Fee (additional tenant):

£100.00 (£83.33 + VAT)

As Above

Guarantor Fee:

£100.00 (£83.33 + VAT)

As above.

Tenancy Deposit:

£TBD

Equivalent to 1 month’s rent.

Post Tenancy Cleaning Fee:

£250.00 - £400.00 (inc of VAT)

To cover the cost of professional cleaning at the  end of the tenancy (inc. property, carpets and oven)

During Tenancy

Renewal Fee

£60.00 (£50.00 + VAT)

Contract negotiations, prepare and sign new tenancy agreement, re-secure tenancy deposit

Tenancy Amendment Fee

£100.00 (£83.33 + VAT)

Contract Negotiations, Amending terms and updating tenancy

Late Rent Payments:

£25.00 (£20.83 + VAT)

Per letter.  Also charges payable for each payment not cleared through the banking system and interest charged daily

Breach of Tenancy Agreement:

£25.00 (£20.83 + VAT)

Per letter.

End of Tenancy

Check Out Fee:

£60.00 (£50.00 + VAT)

Attending the property to undertake a move out inventory, update meter readings, negotiate and implement the return of the tenancy deposit.
