Support
Moving home can be stressful and, at times, can sometimes get a little daunting. That is why each of our sales teams has a dedicated progressor who is there to make sure you know exactly what is happening and they will guide you through the process right up until the day of completion.
Access
All of our offices are located in prominent high street locations. Whilst we are very happy to communicate by telephone or email, sometimes things just need to be done face to face. During your home buying process, if at any point you have concerns which need to be addressed you can pop into our local office where a senior member of our team will be happy to deal with any issues you may have.
Discreet Marketing
Whilst the vast majority of the properties we have available will be shown on our website, occasionally, there are properties which whilst available to buy will not be shown through the normal marketing forums. This can be for a variety of reasons. To ensure you do not miss out on these opportunities, give our sales team a call and let them know exactly what you are looking for. Once we know your ‘must haves’ we can then get to work on finding your new dream home.
The buying process - step by step
It’s our job to make finding your new home as stress-free and efficient as possible. This step by step overview gives you a good idea of the stages involved in buying your property with McFarlane.
Describe your dream home
Let us know exactly what you’re looking for. From the budget you have to the number of bedrooms you need. The areas you want to live in and those essential ‘must haves’ that tick all of the boxes.
Get together your shortlist
Once we know what you’re looking for, our sales team will get to work. We will keep you updated with new properties coming on the market which match your criteria.
Let the viewings begin
Now for the fun part. Once you have decided which properties have made your shortlist it is time to view them. It is often a good idea to have a drive around the property at different times of the day. Check out what the traffic is like during the school run, or see what the parking is like in the evening when most people are home.
Make an offer
Once you have found ‘The One’, it is time to make an offer. You will discuss this with our sales team and they will then work towards finding an agreeable price that both sides are happy with. At this stage you will be asked to provide certain pieces of information just so we can prevent any hiccups further down the line.
Legal bits and paperwork
As soon as a price has been agreed, you will need to appoint a solicitor. You are free to choose who you wish, although we would normally recommend a local, well respected and established firm. They will have bought and sold many homes in the area you are buying and therefore be very familiar with the location. We are very happy to recommend a solicitor if you wish.
Exchange and completion
When the solicitors have completed all of their checks you will be ready to exchange contracts. Although completion can happen the same day we would normally recommend a small gap between exchange and completion, this will hopefully help reduce your stress levels.
Collect your keys
On the day of completion we will call and let you know when the keys are ready for collection from our office. You are now ready to move into your new home and the hard work of unpacking begins!
