A step-by-step guide to selling
Accurate valuation
Find out how much your property is worth in Cirencester, Cricklade, Marlborough, Swindon and Old Town. Arrange an expert valuation in your home, after which you will receive a detailed report on the realistic sale price and how we are going to market and sell your property.
Sharp marketing
We’ll organise professional photographs and floorplans and if appropriate, a 3D walk-through and drone footage. We will then prepare a high quality property listing that will make your property stand out. Many buyers now prefer remote viewings before committing to see the property in person, so it is critical to get this right.
Property go-live
Once all marketing is approved, we advertise your property to all our registered buyers and on all major property websites including Rightmove, Zoopla, Prime Location, OnTheMarket as well as on social media.
Viewings & negotiations
All viewings will be carried out by competent members of staff. When it comes to any negotiations they will only be dealt with by the most experienced members of the team.
Offers & vetting
At the offer stage, we carry out due diligence, investigate buyers and any property chains, to make sure the best buyers and offers are vetted, negotiated and put forward. We are renowned for being diligent and proactive with a focus to get you the right buyer and the best results.
Conveyancing
Once you’ve accepted an offer, the next step is to instruct a solicitor, who will oversee the legal aspects of the transaction – the conveyancing process – such as preparing and exchanging the contracts. Our team can recommend local, trusted solicitors.
Progressing your sale
We have a dedicated member of our team who will keep you up to date throughout the process making it as stress free as possible. Rest assured, we’ll be by your side every step of the way during this critical phase of the moving process, something that keeps our sellers very happy.
Exchange & completion
Once the draft contracts have been approved and finance is in place you’ll sign and exchange them with the buyer. Your solicitors will then agree on a completion day which is when the keys are handed over. Congratulations, you’ve just sold your property!
