What happens after you accept an offer on your home?
27 July

Once you’ve accepted an offer on your home many people think that this is where our job as your estate agent ends, but in fact this is where the work begins.
So what happens after your home is sold?
Appoint a solicitor
If you haven’t already done so you’ll need to have appointed a conveyancing solicitor to handle all the legal work involved.
Drawing up the contract
You’ll likely be asked to complete a variety of questionnaires so that the buyer has all the information about your home. You’ll also need to decide things like what fixtures and fittings will be included, how long you’d like there to be between exchange of contracts and completion as well as any other stipulations you feel are important.
Surveys
It is likely your buyer will want to undertake a survey of your home, this is where a Chartered Surveyor will inspect your home and highlight and potential or underlying issues.
Sales Progressor
During this time it’s our job to keep you up to date with your sale throughout the whole process making it as stress free as possible. We’ll keep you posted on the progress of the sale, helping to resolve any issues that may crop up along the way and offering advice where we can. Your dedicated Sales Progressor will be doing all this work behind the scenes so that we can get you to the point of exchange of contracts and completion day.
Exchange of contracts
When you exchange contracts you are legally committed to selling your home, and your buyer is committed to buying it from you.
Planning your move
There’s a fair amount of planning and preparation needed to ensure a smooth move. Have a ready of our hand ‘Moving home checklist’
Completion
On completion day the money from the sale is transferred and home now belongs you your buyer. You’ll hand over the keys and your solicitor will transfer the ownership of your home.
It’s our job to ensure that the sale of your home progresses smoothly and is as stress free as possible. Our experienced team are here to guide you through every step of your house sale or purchase and are always on hand to answer your questions.
